Tenant and HOW Repair Responsibilities
Both tenants and HOW have responsibilities and obligations towards repairs. We aim to maintain our properties to the best possible standard. To do this we need you to help us by reporting repairs that might need to be done and allowing us reasonable access to do them.
HOW repair responsibilities:
We are responsible for repairs to the structure and the outside of your home including:

Drains, gutters and external pipes.

Electric wiring, gas and water pipes.

Roof, walls, floors, ceilings, window frames, doors.

Kitchen and bathroom fixtures - basins, sinks, toilets, baths and showers, where fitted by us.

Heating equipment (other than that provided by tenant).

Annual termite inspection, and any subsequent termite treatments

Communal areas around your home - stairs, landings, lighting, paving, shared gardens, parking areas. HOW will also maintain lawns and gutters for blocks of units.
Your repair responsibilities:
There are a number of repair items which HOW will not carry out. These include:

Replacement keys

Cleaning gutters, mowing lawns and maintaining gardens

Curtain hooks and rails – where present

Resetting trip switches

Minor plaster cracks and internal decorations

Repairs to any appliance, structure or installation which was not supplied by HOW

Broken light bulbs & fluorescent tubes and starters

Broken glazing or screens
-
Fencing - if damage caused by tenant or member of household

Pest control other than termites, eg, spiders, cockroaches, etc

Any damage not considered to be fair wear and tear
Where tenants require assistance with any of the above tasks, HOW can arrange a tradesperson with the charge passed back to the tenant.
